Typical Qualification Guidelines. Current published guidelines: minimum credit score 550; household income typically at least 2.5× combined monthly lot rent plus expected home payment; typical financing down payment 5–10%, subject to lender approval and terms; photo ID and proof of income required. 1 Choose Your Community & Home. Start with your preferred location and community, then compare available homes and arrange a tour or ask questions.

2 Apply & Get Community Approval. Community residency approval is separate from lender financing approval. Submit sensitive documents only through the approved secure channel.

3 Finance, Close & Move In. Use a third-party lender or pay cash. The lender determines approval and terms. Pacific Star does not guarantee financing. Complete the purchase and homesite agreement, then coordinate move-in.

What Will My Monthly Cost Include? Home payment if financed + lot rent + applicable utilities and other community charges. Confirm current amounts and what is included.

How Manufactured-Home Financing Works. A home on leased land may use chattel or personal-property financing from a third-party lender. The lender determines eligibility, interest rate, term and down payment. Cash buyers still pay lot rent and applicable community charges.
